Looking for a property to rent?  The following tips may help you cultivate your way towards greater success in this competitive market:

·        Location – the most important factor in real estate. Decide what areas(s) you would like to live before your start your search.

·        Size – How large a home do you need:  How many bedrooms?  How many bathrooms? Etc.

·        Amenities – Do you want a garage: Yard: Swimming pool? Etc.

·        Furnishings – Do you want it partially furnished or fully furnished?

·        Duration of Lease – normally landlords prefer a lease period of at least 6 months, but this is a question you need to ask up front

·        Budget – what can you afford to spend per month?  Some properties require you to pay for utilities.  Find out up front if utilities are included in the monthly rent and see if the cost fits into your budget.

·        Viewing – make an appointment to view the property.  Take a tape measure if needed

·        Application – most property mangers will ask you to fill out a rental application. Bring address and phone numbers or references.  Also check for possible non-refundable credit check.

·        Payment – most rentals require an initial payment which includes first month’s rent and security deposit equal to one month’s rent.
